
What are the specifics of senior housing? Barrier-free access, accessibility, and technical equipment are a matter of course. However, the ability of architecture to respond to the psychological needs of the older generation is also essential. We eliminate the feeling of isolation and segregation through a layout that ensures natural interaction among residents. From the building entrance to their apartment door, a resident passes through 4 levels of common area density, which leads to the establishment of social contacts and the formation of a community. URBAN PLANNING A shapeless, irregularly shaped plot densely covered with trees, which is part of an almost square site dominated by the rotated Csáky Manor – these are the starting aspects that require respect when placing the new development. Close contact with the small, regular plots of family houses determines its scale and basic geometric indicators. ARCHITECTURE AND LAYOUT Connected vessels functionally conditioning one another. Two almost identical apartment buildings consist of a central social core and 2 attached wings with apartments. This layout is repeated over three floors, containing a total of 24 residential units. The internal layout is reflected in the architecture through different material treatments of the facades, which also supports easy orientation within the space. CONSTRUCTION Construction on a plot densely covered with greenery requires a non-destructive structural solution. We chose a prefabricated timber construction system using CLT panels founded on micropiles, thereby eliminating processes associated with concrete pouring. Natural materials are supported by the choice of permeable paved surfaces, promoting sustainable solutions for capturing and reusing rainwater. EXTERIOR AND ECOLOGY The concept of recreational areas within the complex is intended to support multisensory perception and connect activities natural for older residents. Its framework is a clear path stretching from the entrance, between both buildings, and creating a walking circuit. People with limited mobility have the opportunity to pass through all associated functions along it. Their composition takes into account a spectrum of multisensory perceptions supporting both the physical and psychological needs of seniors. We combine the most frequently used physical activity of seniors—walking—with the multisensory perceptions of exterior elements. A clear paved path passes through various micro-spaces that influence all senses as well as psychological stimulation through changes in scents, microclimate, surface structure, and surroundings.
